RENTAL LICENSES & LEAD CERTIFICATES

In Maryland, courts are incredibly strict regarding property compliance. If your property is not legally compliant, a judge will dismiss your eviction case, costing you time and money.

Rental Licenses: If your property is located in a jurisdiction that requires a rental license (like Baltimore City or Baltimore County), you must possess a valid, unexpired license. If you do not have a rental license, you cannot legally collect rent for the months you were unlicensed. Lead Paint Certificates (MDE Inspection): For properties built before 1978, Maryland law requires a valid Maryland Department of the Environment (MDE) Lead Inspection Certificate. Before filing any rent court action, you must provide the certificate number. Whether you need Lead-Free testing or Lead-Safe swipe testing, we can point you to the right resources to get your property certified.
