RENTAL LICENSES & LEAD CERTIFICATES

In Maryland, courts are incredibly strict regarding property compliance. If your property is not legally compliant, a judge will dismiss your eviction case, costing you time and money.

Rental Licenses: If your property is located in a jurisdiction that requires a rental license (like Baltimore City or Baltimore County), you must possess a valid, unexpired license. If you do not have a rental license, you cannot legally collect rent for the months you were unlicensed. Eviction Court MD can assist you in navigating the local requirements to ensure your property is properly registered before we file your case.

Lead Paint Certificates (MDE Inspection): For properties built before 1978, Maryland law requires a valid Maryland Department of the Environment (MDE) Lead Inspection Certificate. Before filing any rent court action, you must provide the certificate number. Whether you need Lead-Free testing or Lead-Safe swipe testing, we can point you to the right resources to get your property certified.
